Nas vertentes preventiva e curativa, o aproveitamento das águas termais tem uma tradição
histórica e é uma realidade incontornável em Portugal. Actualmente, e longe do auge de
outras épocas, o termalismo tem sido uma procura no investimento turístico português.
Através do melhoramento das condições e da introdução de novas técnicas, o termalismo tem
vindo a renascer em alguns locais onde outrora acabaram por cair no esquecimento e que
levou ao encerramento de algumas estâncias termais. Um desses exemplos é o presente caso
de estudo, as termas das Caldas da Cavaca, localizadas no concelho de Aguiar da Beira e
pertencentes ao distrito da Guarda, que encerraram em 1995 e só reabriram em 2008.
A actividade termal não está somente ligada à saúde. Encontra-se também associada ao bemestar
e lazer das populações, assumindo assim um papel fundamental na indústria do turismo.
De forma a promover a procura termal, aposta-se na sua oferta requalificando os espaços
termais, através da remodelação e criação de equipamentos e serviços que se adaptem às
exigências actuais dos clientes que visitam e frequentam as termas. Os tratamentos termais
ocupam apenas uma pequena parte do dia do termalista, sendo necessário existirem serviços
e programas que complementem o resto do tempo livre. Para além disso, um dos elementos
mais presentes e essenciais nas estâncias termais é a hotelaria, pois os termalistas que se
deslocam a estes locais procuram, por norma, alojamentos onde possam permanecer durante
os dias que usufruem das termas.
É, em parte, devido a essas necessidades de procura termal que surge o tema desta
dissertação, uma proposta de requalificação da estância termal das Caldas da Cavaca que visa
a promoção do turismo local e a um nível mais pormenorizado é proposto um conjunto de
alojamentos de ocupação temporária. Ao requalificar este espaço termal, serão criadas
condições que poderão possibilitar o crescimento turístico da região.
The use of thermal waters for preventive and healing treatments has an historical tradition, becoming an unavoidable reality in Portugal. Nowadays, and far from the height of other times, thermal activity has been a demand on portuguese tourism investment. Through the improvement of certain conditions and the introduction of new technics, thermal activity had reborn in some places where it had long been left and thus ended. One of those examples is the current study case, Caldas da Cavaca Spa, which is situated in Aguiar da Beira, inside Guarda district, had closed in 1995 and have only reopened in 2008. Thermal activity is not only related to health. It is also linked to wellness and leisure, thus having an essential role in the tourism industry. In a way to promote the demand for this service, we seek to improve spas through the renovation and creation of facilities that adapt to the needs of the ones who visit and use them. In fact, thermal treatments represent just a small part of the user’s day, therefore it is necessary to have some other services and associated programs to complement the rest of the users free time. Furthermore, hotel management is one of the most important issues concerning spas, as the users usually look for a place to spend the night throughout the days they are enjoying and making use of the spa. It is partly due to those needs that the main theme of this thesis came up - a proposal to renew and restore Caldas da Cavaca Spa and, in more detail, the construction of a lodging, with the aim to promote the local tourism activity.
