Esta dissertação trata-se da elaboração de uma proposta de reabilitação e reconversão de um
edifício patrimonial em significativo estado de degradação, no parque D. Carlos I, nas Caldas
da Rainha.
Propõe-se a reabilitação do edifício dos Pavilhões do parque D. Carlos I, na reconversão de
um equipamento hoteleiro, concretamente, numa Pousada de Portugal. A opção pela função
deste edifício, surge da tradição de funcionamento deste tipo de equipamentos em belos
exemplos de património arquitectónico português, como castelos, conventos, etc., e da
tentativa de utilização da função de edifícios hoteleiros como motores de desenvolvimento
local.
O investimento do sector turístico em Portugal, conta com uma diversidade de recursos
excepcionais cativando investimento e interesse turístico que compete com modelos turísticos
internacionais. Entendemos fundamental preservar o património utilizando-o como motor de
desenvolvimento e divulgação, sobretudo, em cidades como as Caldas da Rainha, onde o tema
do turismo termal assume e deveria continuar a assumir-se, como o principal tema da
identidade da cidade.
Neste sentido, o propósito da reabilitação do património trata não apenas da recuperação de
um edifício em degradação das Caldas da Rainha, mas da resposta aos modelos de
competitividade termais, criando condições de hospedagem para as Termas das Caldas da
Rainha, ao mesmo tempo, permitindo um avanço histórico nesta cidade termal que estagnou.
Com esta proposta de reabilitação dos Pavilhões do Parque, acreditamos que a recuperação
do edifício patrimonial como um lugar misto de lazer e alojamento, possa salvaguardar a
história e a identidade da cidade das Caldas da Rainha, desenvolvendo turisticamente o local
e o seu tema principal, as Termas.
This thesis addresses a proposal for rehabilitation and reconversion of a heritage building in a significant state of disrepair, on the park D. Carlos I, in Caldas da Rainha. It is proposed to rehabilitate the building of the park pavilions D. Carlos I, in the reconversion of one hotel complex, namely, Pousada de Portugal. The option for the function of this building, emerges from the tradition of operating these type of facilities in beautiful examples of Portuguese architectural patrimony such as castles, convents, etc., and the attempted use of hotel buildings as motors for local development. The investment in the tourism sector in Portugal, has a variety of exceptional resources captivating investment, touristic interest that competes with international touristic standards. With a fundamental understanding to preserve patrimony, using it as a catalyst for development and divulgation, especially in cities like Caldas da Rainha, where the subject of thermal tourism assumes and should continue to be assumed, as the main theme of the identity of the city. In this sense, the purpose of rehabilitation of the patrimony is not just the recovery of building in degradation of Caldas da Rainha, but the response to the competitiveness of the thermal standards, creating lodging conditions for the thermal spa of Caldas da Rainha, while allowing a historic breakthrough in this spa town that stagnated. With this proposed rehabilitation of the pavilions in the park, we believe that recovery of the patrimonial building as a place of mixed leisure and accommodation, can safeguard the history and identity of the city of Caldas da Rainha, developing the local as a touristic site and its main theme, the thermal baths.
