Abstract(s)
O parque edificado português apresenta um estado avançado de degradação, principalmente
em edifícios mais antigos localizados nos centros históricos, existindo necessidades crescentes
de intervenção para resolver esta situação. No conjunto deste parque edificado é possível
identificar épocas construtivas que acompanharam a implementação de diferentes tendências
e evoluções tecnológicas, definindo estratégias diferenciadas para a intervenção. A década de
60 merece algum destaque em Portugal pois é composta por um conjunto significativo de
edifícios com estrutura reticulada em betão armado e sem preocupações do ponto de vista do
comportamento térmico, que são hoje habitadas principalmente por pessoas de idade
avançada, muitas vezes residindo sozinhas.
Neste trabalho apresenta-se o caso de estudo de um edifício multifamiliar da década de 60 na
cidade da Covilhã, Portugal. O trabalho consistiu em duas etapas principais: a inspeção
técnica do edifício e a definição de propostas de intervenção em função das fragilidades
detetadas.
Não sendo sistemática ou obrigatória a inspeção deve ser realizada após o reconhecimento da
necessidade de reparação. Numa primeira fase foi criada uma metodologia de análise que
incluiu uma ficha de inspeção técnica e a realização de inquéritos aos residentes para
conhecer as condições de ocupação, a sensibilidade e as expectativas de intervenção. De
acordo com a inspeção visual e a recolha de opiniões dos residentes obteve-se informação
sobre os elementos construtivos, infraestruturas, acessibilidades, estado de conservação e
dados de utilização e ocupação.
No desenrolar do trabalho de inspeção foi possível retirar considerações fundamentais para
propor soluções de intervenção. As propostas de melhoria foram estudadas prevendo a
implementação de solução, sempre com a preocupação de criar melhores condições de
acessibilidade, utilização e conforto.
The Portuguese built up area presents an advanced stage of degradation, mainly in the older buildings in the historic cities’ centers, this creates an increasing need to intervene to solve the situation. Throughout this built up area, it is posible to identify constructive periods that kept up the implementation of different trends and technological evolutions, defining distinct strategies for the intervention. The 60’s deserve some emphasis in Portugal because it is composed by a significant group of buildings with reinforced concrete structure, with no preoccupations from the thermic behavior point of view, that nowadays are inhabited mainly by elder people, most times, living alone. In this work, a study case about a multi-family building from the 60’s located in the city of Covilhã is presented. This work consists in two main stages: the technical inspection of the building and the setting of intervention proposals according to the detected weaknesses. Not being systematic or obligatory, the inspections should be performed after the recognition of the need for repair. In a first stage, it was created an analysis methodology that includes a technical inspection registration form and the execution of surveys to the residents to know the terms of occupation, sensibility, and intervention expectations. According with the visual inspection and the gathering of the residents’ opinion, it was possible to get information about its building elements, facilities, accessibility, state of conservation and data about use and occupation. In the course of the inspection work, it was possible to take essential considerations to propose intervention solutions. The proposals to improve were studied, predicting the implementation of a solutions, always with the concern of creating better accessibility, use and comfort conditions.
