Abstract(s)
A presente dissertação tem como objetivo, desencadear a revitalização do edificado devoluto
presente na malha da cidade de Ourém, uma cidade que parece ter parado no tempo. Para dar
uma resposta adequada ao problema do envelhecimento do edificado é necessário que se
proceda à reabitação dos edifícios devolutos, que degeneram a imagem da malha urbana da
cidade de Ourém.
É apresentada uma proposta que pretende incentivar pessoas capacitadas a trabalhar no sentido
de melhorar a imagem da cidade, mas primeiro, é necessário que se compreenda que a
reabilitação deve ser criteriosa e deve responder aos problemas apresentados, melhorando a
qualidade da construção. Para o caso, o foco de estudo será direcionado ao público jovem,
atentando a alguns fatores que influenciam o decréscimo das camadas jovens de forma a
direcionar à resolução do problema do envelhecimento do edificado urbano.
É efetuada uma pesquisa às ofertas do mercado imobiliário para compreender o tipo de oferta
e características a ter em conta na área do arrendamento de habitação é também feita uma
pesquisa de soluções de espaços mínimos, projetos de reabilitação e mobiliário compacto,
obtendo algumas bases de análise em casos reais de referência.
Este trabalho incide na reabilitação de um edifício multifamiliar dos anos 60, que se encontra
integrado na ARU da cidade de Ourém, na freguesia de N. Sra. da Piedade. O edifício apresenta
diversas condicionantes a nível de malha urbana, às quais será necessário dar uma resposta
adequada. A localização é privilegiada sendo que todos os serviços de relevância se encontram
próximos, bem como infraestruturas de importância a nível da cidade, dedicadas à educação,
desporto, comércio e lazer. No entanto o edificado que envolve o caso de estudo representa
diversas condicionantes limitadoras à proposta. Além da malha, também a organização do
espaço necessita de solucionar a problemática da compartimentação e da ausência de
equipamentos, é apresentada uma proposta que visa responder aos problemas funcionais e de
conforto, estética e salubridade do edifício com base na inspeção técnica e na pesquisa pela
solução mais adequada ao caso de estudo. Faz-se uma análise aos requisitos de eficiência
energética e apresenta-se uma solução no sentido de responder aos valores regulamentares de
referência, promovendo a eficiência e qualidade dos espaços.
The purpose of this dissertation attempts to initiate the revitalization of the present undeveloped building in the city of Ourém, a city that seems to have stopped in time. In order to give an adequate answer to the problem of the building aging, it is necessary to re-establish the vacant buildings, which degenerate the image of the urban network of the city of Ourém. A proposal is presented which aims to encourage qualified people to work to improve the image of the city, but first, it is necessary to understand that rehabilitation must be careful and must respond to the problems presented, improving the quality of construction. In this case, the study focus will be directed to the young public, considering some factors that influence the decrease of the young layers in order to address the problem of the aging of the urban buildings. A survey of the real estate market offers to understand the type of offer and characteristics to be taken into account in the area of housing rent, is also made a research of solutions of minimum spaces, rehabilitation projects and compact furniture, obtaining some bases of analysis in real reference cases. This work concerns the rehabilitation of a multifamily building from the 60s, which is integrated in the ARU of the city of Ourém, in the parish of N. Sra. Da Piedade. The building has several conditions at the level of urban fabric, which will need to give an adequate response. The location is privileged and all services of relevance are nearby, as well as infrastructure of importance at the city level, dedicated to education, sport, commerce and leisure. However, the building that involves the case study represents several constraints that limits the proposal. In addition to the mesh, also the space organization needs to solve the problem of compartmentalization and the absence of equipment, a proposal is presented that aims to respond to the functional and comfort, aesthetics and salubrity problems of the building based on technical inspection and research by the solution to the case study. An analysis is made about the energy efficiency requirements and a solution is presented to meet the regulatory reference values and to promote the efficiency and quality of spaces.
