Abstract(s)
Actualmente, cada vez mais as organizações enfrentam situações económicas e financeiras
bastante adversas, para além das usuais dificuldades impostas pela concorrência mais ou
menos acentuada, mas sempre presente em qualquer actividade.
Neste sentido, este trabalho tem como objectivo demonstrar e reforçar a ideia de que a
função manutenção deve ser encarada como uma estratégia dentro de uma organização e
deve ser utilizada na redução dos custos totais do processo de produção, como um
investimento e não como um gasto adicional.
Deste modo, ao longo destes quatro capítulos são abordados vários temas específicos sobre a
gestão da manutenção, nomeadamente conceitos e definições, Indicadores de desempenho e
a gestão da manutenção de edifícios, neste campo são abordadas as últimas exigências
regulamentares impostas, no que diz respeito à qualidade do ar interior e à racionalização
dos consumos de energia.
É também feita uma abordagem aos requisitos e ao tipo de documentação necessária, para
satisfazer as exigências da norma NP EN ISO 9001:2008, a fim de implementar um Sistema de
Gestão da Qualidade.
Finalmente no final desta dissertação encontram-se vários exemplos de documentação para
iniciar, implementar e organizar um serviço de gestão da manutenção eficiente, de modo a
responder às necessidades dos diversos tipos de empresas.
Today Organizations are facing adverse economic and financial situations far beyond the usual difficulties imposed by the competition (stronger or not), but ever present in any activity. In this sense, this paper aims to demonstrate and reinforce the idea that the maintenance function should be seen as a strategy within an organization and should be used to reduce the total cost of the Production Process as an investment, not as an additional expense. Therefore, over these four chapters several specific issues on the maintenance management are discussed, including concepts and definitions, performance indicators and management of building maintenance, (this field is approached the latest regulatory requirements imposed in respect to indoor air quality and the rationalization of energy consumption) In this area the latest regulatory requirements imposed are approached, in what is related to indoor quality and the rationalization of energy consumption. an approach is also made to the requirements and the type of documentation required to satisfy the standard NP EN ISO 9001:2008 in order to implement a Quality Management System. Finally, at the end of this thesis there are several examples of documentation to initiate, implement and organize an efficient management of maintenance in order to meet the needs of different types of businesses.
